The industrial space at Unwins Bridge Road is evolving into modern, multi-purpose commercial spaces. Retaining the history and warehouse feel of the building, the project celebrates the heritage of the building as it moves into its new purpose.
This unique project included the full refurbishment of Building 2, adding an additional floor to the space and breaking it up into new inter-tenancies, as well as feature lobby entry ways. These works required demolition and excavation works, a new mezzanine and Level 1 slabs, facade reconfiguration and extensive service relocation works, along with a 3,500 PT deck and four new lifts to reach the mezzanine area.
Work was conducted within a live environment, with a wide range of neighbouring tenancies still in active use. To ensure their safety and minimise disruption, the team identified risks early and delivered detailed mitigation strategies. Beyond this the team also added value engineering solutions and logical sequencing of letting packages, to combat tight timeframes and long lead times.
