Engaged to showcase a speculative suite within a landmark commercial building on Flinders St Melbourne, our team embraced the opportunity to work with the client. 

With the intent to fitout a full speculative suite to the front of the tenancy ready for tenant occupation, and return the remainder to a warm shell condition, we provided the flexibility for our client to market the space to future tenants.

Featuring expansive views and abundant natural light, the design maximises the premium location's outlook and access to the surrounding CBD amenity. 

Working collaboratively with the client, consultants and subbies, our team were able to incorporate design changes without impacting budget, effectively working within a live environment alongside tenants with minimal disruption.

The challenge of live environment was managed carefully, particularly loading dock access, which was at a premium and required careful coordination to ensure access.
